It is also important to have a spatially balanced sample when the range of impact from a source is spatially limited. Stratified area sampling, taking all observations within a certain distance band, performs better than random sampling. Finally, spatial non-linearities in property value arising from the rural-urban fringe need to be accounted for as land use becomes increasingly heterogeneous and the traditional boundaries between urban and rural are blurred.
