POZ has been promoted as a strategy to improve physical activity and sustainability. However, POZ may lead to increased neighborhood desirability and housing values, which is associated with gentrification. Utilizing a mixed-methods approach, this research explores the relationship between POZ adoption and gentrification. Results suggest that POZ adoption is significantly associated with neighborhood changes emblematic of gentrification. However, a causal relationship was not sufficiently demonstrated as the nature of the relationship between POZ adoption and gentrification was bi-directional. As opposed to improving physical activity, POZ may be reproducing the uneven and inequitable landscape for physical activity. Achieving equity across multiple domains may require a more radical approach to development, community control, and local governance.","abstract_html":"Pedestrian-oriented zoning (POZ) encourages mixed uses, higher density development, walkability, and multi-modal transportation.
