Administrators and staff members were interviewed regarding the program. A random sample of 100 work orders was analyzed to determine repair time, cost per repair, and percentage of return repairs for each of six maintenance categories, including electrical, plumbing, heating/ventilation/air conditioning (HVAC), fire alarms, other mechanical, and interior. It was determined that the HVAC system required the most repair time, most return repairs, and was the most costly. Changes were made in the computerized documentation systems and work responsibility systems within the maintenance department. Administrators discussed other implications of adopting a similar facility maintenance plan and preventative maintenance program.
