Environmental sentience of residential end-users towards design attributes.
Abstract
dc:description.abstractEnvironmental sentience of end-users on quality living environment is felicitously reflected from their preference on design attributes. Without the knowledge of the environmental sentience and the preference of end-users on the design attributes there would be likely a situation of mismatch between end-users and property developers on design provisions. Under the theory of consumer behaviour, end-users (consumers) would maximize utility from their properties and property developers (suppliers) would maximize profit from their property developments. To strike the balance between the two extremes, to let the end-users pay for the costs of provision is the possible way out. What is the end-users' level of environmental sentience? Which are the end-users' preferred design attributes? Are end-users willing to pay more for them? How much are they willing to pay for them? They are questions that property developers need to explore before they are willing to provide them in order to match the expectation of end-users. This dissertation addresses these problems, first, by examining the general preference of end-users on design attributes given their own housing estate. Second, it deals with the general attitude of end-users on willingness to pay for their preferred design attributes as regard to those currently provided in their estate, and third, how much they are willing to pay for their particular preferred design attributes contingent upon a hypothetical scenario. Given the empirical evidence, suppliers would be indicated the preference of different categories of end-users on design attributes. Furthermore, this research study is not only the first of this kind revealing environmental sentience of end-users but also using contingent valuation to successfully quantify the willingness to pay amounts for each of preferred design attributes from the subsumed values of housing attributes for a good match for both suppliers and end-users and is a breakthrough in this area of research.
