What is the future for the Central City retail sector in provincial New Zealand? A case study for Napier, New Zealand

This dissertation examines changing trends within the retail sector and the impact these will have upon property. Despite the doubters who predict the complete demise of traditional retailing, this research shows there is a future. Successful retailers will, however, need vision, imagination, an appetite for change, openness for technology, and a willingness to spend money on technology. Changes brought about by technology will be particularly significant. Shopping will remain a popular leisure activity for many as they seek the "feel", "touch" and "see" pattern of shopping. Retailers will survive on their customer relationships and also credibility. Entertainment will play an increasingly important role in creating a successful retail environment. In some cases the boundaries between retail and entertainment will merge as entrepreneurs look to create the right mix. There will undoubtedly be change for retailers and property owners. While many cities are probably over-shopped in the traditional sense, others may utilize these opportunities to position themselves in the central city.
