Avaliação dos imóveis residenciais na cidade de João Pessoa: um estudo a partir da metodologia de preços hedônicos no período de abril a maio de 2013

It is observed that the increased supply of properties in João Pessoa is still insufficient to meet the demand in the city. Much of the population has no access to housing service, due to the high prices of these goods and the low profitability of families pessoense. This monograph aims to assess the determinants of property prices traded in the city of João Pessoa, in the twelve largest districts in the north, in the months of April and May 2013, from the hedonic pricing methodology, using the basic data of Agape state company. The use of this methodology can be of great interest to the entrepreneur, in that it can help in the analysis of cost-effectiveness, as well as for the development and implementation of housing and urban policies with the government. Attributes that influence the formation of the sales prices of residential properties in the capital of Paraiba, new apartments, is crucial to show the formation of real estate prices in the city, especially for position, parking spaces, recreational items differentiated distance of main avenues of neighborhoods and proximity to the waterfront.
