Abstract
dc:descriptionDemographic data and factors have a primary influence on the real estate market. Aleknavičius (2008), V. Azbainis and Rudzkienė (2011), Belinskaja (2007), Galiniene (2004), Jurevičienė (2008), Kvedaravičienė (2008) and other authors have analysed real estate market characteristics, demographic factors and theirs impacts on the real estate market in Lithuania. Allen, F.; Gale, D. (2000), Shiller (2000) and other foreign authors have analysed foreign real estate market‘s price changes. All these researchers have identified population, labour force, emigration and ageing as factors which have the crucial importance to the real estate industry. The main goal of this paper is to evaluate those factors and its emphasis in the real estate market. The analytical part of this research has analysed the real estate market‘s price change tendency in Lithuania and Latvia and the markets activity in those countries. Besides, the impact of demographics factors on the changes in the real estate price index is analysed within linear regressions. The research part reviews demographic indicators which influence the real estate market, as well as the correlation between demographic factors and housing price index, is drawn. Finally, findings showed that in both countries the housing index is growing due to factors such as population decrease and emigration. Also, labour and marital status growth have an impact on increasing housing prices while ageing index does not influence at all.
